1. Services. Options R Limitless LLC ("Provider") will furnish commercial construction permit running, municipal counter and plan-drop services, Notice of Commencement recording, and mobile / remote online notarization to the undersigned client ("Client") under the Standard plan described in this agreement.
2. Monthly retainer. Client agrees to a monthly retainer of $2,000.00 per month, billed in advance for each service month. Service begins on the signing/start date; the first invoice is prorated for the remaining days of that month and billed immediately, with full billing periods beginning on the 1st thereafter. Volume in excess of the plan allowance is quoted in writing before work begins.
3. Out-of-pocket fees. Municipal filing fees, permit application fees, and county recording fees are billed to Client at cost with receipts and are separate from the retainer.
4. Term and cancellation. This agreement begins on the requested start date and continues month to month. Either party may cancel with thirty (30) days' written notice. Retainer fees for a started month are non-refundable.
5. SBE / MBE participation. Provider is a certified SBE / MBE / MWBE vendor and will supply monthly participation documentation suitable for prime-contractor reporting.
6. Confidentiality. Plans, bid documents, and project information shared with Provider are held in confidence and used only to perform the services.
7. Limitation. Provider is not a licensed design professional or contractor and does not guarantee municipal approval outcomes or review timelines set by building departments.
8. Electronic signature. Client agrees that typing their name below constitutes a legally binding electronic signature under the federal E-SIGN Act and Florida's Uniform Electronic Transaction Act.
9. Governing law. This agreement is governed by the laws of the State of Florida, venue in Broward County.
